The Same Store segment includes communities owned and managed by Apartment Income REIT Corp. The Other Real Estate segment consists of five properties that were acquired in 2021 and four communities. The company was founded on March 15, 2021 and is headquartered in Denver, CO.

The company no longer has a development pipeline, so external growth opportunities will be limited and those available are likely to produce lower yields.

With relatively high total leverage, Aimco may divert more capital into paying off comparatively lower-return debt or preferred equity.

The coronavirus pandemic may encourage more office employees to work from home, which could reduce demand for large apartment buildings as proximity to central business districts and transportation hubs becomes less important.

While supply growth may be near a peak now, rising construction prices and higher lending standards will reduce construction starts and reduce supply growth in the future.

Positive demographic and economic trends will fuel strong demand for apartment rentals, including the millennial generation, which is beginning to move to the suburbs but still lack the necessary capital to purchase a home.

Apartment Income's diversified portfolio of mainly suburban and infill assets should see less impact from supply, which is more concentrated in urban, luxury markets.
